What To Do During and After the Escrow?

Finally, after offers and back offers exchanged and both the buyer and the seller come to an agreement, you can sit down and catch your breath for a second—now what? 

There are two parts of purchasing a property.  The first part is finding the property of course.  The second part of the ordeal is to have a successful Escrow.  If we compare purchasing a house to getting married, then the first is like finding a life partner and the second part is to have your marriage legally documented.  From the moment of opening an Escrow, there are many things need to be taken care of.  I will start with the legal part.




Legal documentation:

Home Inspection:  most buyers will hire professional home inspectors to inspect the conditions of the house.  Inspection report will be an incredibly important factor in determining the buyer’s final decision to purchase the house. 

Apply for Loan:  most purchase contracts will include the loan period contingency asking the buyer to get a loan within a certain time period.  Therefore the buyer should apply for a loan as soon as opening the Escrow.

Endorsing the loan documents:  it’s an important moment when the Escrow company contacts the seller to sign the loan papers, because it means that your loan application is almost complete.   You should wire or deliver the check for the down pay to the Escrow Company immediately after you signed all the documents required. 

Final Inspection:  usually three to five days after you have endorsed all the necessary documents, the Escrow period will close.  Therefore, schedule a final walk-through right after endorsement.  There are two purposes of Final Walk Through: one is to make sure that the condition of the house is as good as the time when you made the offer; the second purpose is to inspect the improvements the seller made to comply the buyer’s request.

Finding repairing and remodeling companies:  most buyers will make improvements to their new home before they move in, such as painting, replacing the carpet, remodel the house, or cleaning…you may get a head start on these things after the endorsement. 

Buying new furniture’s:  new house represent a new life, if you plan to buy any new furniture, you should arrange to have them delivered to your new home.

Changing your address:  don’t forget to take 15 minutes to drive down to the post office to have your mail forwarded so you can receive your important mails during the moving process.

Contact all the utility companies:  contact your phone company, gas, water, and trash.  Arrange to have your services turn on when the original owner’s services turn off so there won’t be extra charges.

Transfer to the new school:  if there are children in your household, you will need to take the Closing Statement provided by the Escrow company to the new school to enroll. 

Have the Home Warranty numbers handy:  most buyers will purchase a one-year Home Warranty Insurance for the buyer.  You should call the Home Warranty Company to find out what’s covered on your policy in case a repair is needed.  Note that there is usually a $50 deductible that you will need to pay every time they send some one out to do a repair.

Pay your property taxes:  twice a year you will have to pay property taxes.  The dates are April 10th and November 10th.  The escrow company will divide the taxes according to the date you start owning the property.  However, there are times that you don’t receive your bill in time the government will charge you late fee even if you didn’t receive your bill.  Therefore if for some reason you did not receive the tax payment coupon a month before it’s due, you can go to my web site: www.Bobohomes.com and log on the calculate property tax page.  When you enter your parcel number, you can figure out how much you have to pay.  Don’t forget to write your address, phone numbers, A.P.N. on your check.
