 According to the first season’s stats, this year Californian houses rose 14.3% from last year, making many experts’ jaws drop.  Every summer is the best selling time for houses and condos, potential sellers should be getting ready to go on the market and get a good price for your property. 
There are some guidelines on selling your house in the summer:
Swimming pool: if you have a swimming pool or a spa or both, now is the best time to sell your house.  Swimming pool and spa is a very special condition; whether or not it’s a good condition really depends on the buyers.  One might think that a swimming pool is always a plus, but many times, this commodity may become the reason why that some buyers lost interest in your house.   But with the heat of the summer, swimming pools seem more attractive than any other time of the year;therefore the sellers should keep the pool and the spa clean and charming. 
Air condition:  in the heat of the summer, when a potential buyer walks into a air conditioned house, the cool atmosphere instantly adds a few points to your house.  In the coolness of the air condition, the buyers can patiently admire your beautifully decorated house.  On the other hand, a buyer may walk away from a stuffy, hot, humid house with a bad impression of the place. 
Groom the outside appearance:  this is a season of changes for plants and flowers.  Some flowers blossoms while others whither away.  The lawn may turn yellow easily and fallen leaves are another problematic cosmetic flaw to your house.  You should take special care to your yard at this time—sweep the fallen leaves every morning and water your lawn many times a day.  If you can, ask a gardener to plant some summer seeds and some colorful flowers to enhance the looks of your facade. 
Fix up the back yard: the backyard is the place for family activities and gatherings.  In the summer keep the grass green will give you the feeling of coolness.  Also add some color to your backyard with flowers.  If possible consult with professional yard designers. Use the strong points: every house has its own unique points that make it different from another house.  the owner should know the best, such as some houses are built on a slope and is very cool in the summer, or there are a lot of trees to cover the house which make it naturally cool on hot days, then you should turn off the ac and open all the windows, so the buyers can experience the natural breeze and charm of the house.  If your house has vast, beautiful views, then you should put away any clutters that might block the view so the buyers can admire the beauty of your unique house.  Every house has its own beauty, think about how is your house special and try to enhance it.  You can also ask your agent to help you with finding the strong points of your property. 
Choose light colors:  if you decide to paint your house before you sell in the summer, you should definitely choose a light or cold color.  Such as white, light yellow, light green…
there are also some basic selling techniques, such as cleaning the house, get rid of all clusters, fix up your trees…
this summer, the growth of real estate is different from city to city.  For example, in April, Diamond Bar sold 43 single houses, Rowland Heights sold 29, Walnut sold 36, West Covina sold 87, and Chino Hills sold 111 houses.  The demand for every city varies, but Chino Hills is still the strongest, with one house comes out on the market and get 5 or 6 offers at the same time. 

The trend is very similar to last year.  Currently Chino Hills has 130 houses on the market, according to the April’s sales stats, it will only take about a month and 8 days to sell the houses.  It’s no wonder that good houses and even not so good ones are selling left and right.  Now is definitely a good time to sell your house for a profitable price, but buyers don’t be intimidated next time, I will talk about how to buy a house in the seller’s market.
