In 1991, Chino Hills became it’s an autonomous city with population less than 30,000. Surprisingly, the population growth rose in 2002 and exceeded 70,000. Due to the population growth, the housing price skyrocketed to meet the market demand. From March 2000, the average housing price was $273,000; currently, the price increased to $342,000. Over the three years, there has been a 25% increase in housing prices. While lots of people are moving into Chino Hills, still, many people did not realize this rising star.
As I mentioned before, there are four reasons for Chino Hills’ rapid growth. These four reasons are beauty, safety, good school district, and fast value growth. The ten thousand acres of green land, which includes thirty-four recreation parks, represents the beauty of Chino Hills. Chino Hills’ well-known reputation came about from its safety and low crime rate record. For a long period of time, the school district has been at the highest level within the San Bernardino County. Many other reasons contribute to the uniqueness of Chino Hills.
The population of Chino Hills is very young; the average age of all residents is 32.3. Demographically, the largest population consists of 35-44 year olds, and the second largest population consists of 24-34 year old adults. One third of the population is under the age of 18. This represents the youth of the households.
The average income of all households in Chino Hills is among the top in the county reaching up to $84,000. Because its location is surrounded by LA, Orange, and Riverside County, there has been an increase of white collared professionals. My clients include doctors, lawyers, computer engineers, and etc who is mostly impressed with my service with as low as 10 percent relocating rate.
Chino Hill’s house pricing had been increasing in a stable manner for the last decade due to its newly developed community. Despite few old communities, most houses in Chino Hills were built after 1988. Since the constructers comes out with new houses every year, the age of the houses should be less than 15 years and many old houses are still maintained in good conditions by the good care of previous owners. House building concepts such as style, lighting, measurement, and material constantly revolutionize similar to the automobile industry. After being accustomed to living in newer homes, it is difficult to move back to older houses.
Chino Hill’s house pricing is still competitive. Although its prices stand the highest in Los Angeles County, it still remains at a lower cost than Orange County and other cities such as Diamond Bar, Walnut and Rowland Heights. As of now, the average price of Chino Hills’ 3-bedroom single home is about $360,000, and a 4-bedroom single bedroom at about $460,000.
The pricing of Chino Hills can vary, from under $300,000 to over $1,000,000. An average house in Chino Hills has a smaller backyard with an area under 6,000 sq ft. In fact, some houses that are 3,000 sq ft., which is unfortunate for buyers who desire for a larger yard.
Chino Hills includes several luxurious communities such as Scenic Ridge, Mediterranean Villa, Payne Ranch, Oak Ridge, Grand Pointe Estates, and Oak Tree Downs. Some of these mansions can take as much as 5 acres at the summit allowing residents to experience an extraordinary landscape view.
The school district at Chino Hills had an outstanding API score proving to have comparative academic achievements as the Walnut school district. (The actual API score can be viewed at www.bobohomes.com) Although Chino Hill’s population exceeded 70,000, there are only about 6% or about 1000 households that are Mandarin-speaking. Although the Mandarin speaking population is slowly increasing, the whites remain standing 56% as the majority of Chino Hills.
