Real Estate Article: Attention Sellers: You Might Be Able to Save Lots of Money
05/07/2005
The addition of the new programs open up more options for sellers to choose from but at the same time they also complicate things. How does a seller know which program to choose? Picture each seller as a consumer and the various methods of real estate as products. How can a consumer distinguish between which product they should purchase? They must understand both the positive and negative traits of each product in order to find the one that is most suitable for them. Sellers should use the same strategy to choose a program. Having an in-depth understanding of each program will be a great help to selecting the right program.
If you are currently unemployed and stay at home all day, then maybe you would want to hire a limited service agency so that you can save money off commission by showing your house yourself. If you cannot afford to pay as much commission then your best pick would be working with a discount brokerage which offers full service real estate representation at lower commission rates. Then again there are setbacks from choosing companies offering lower commissions. An agent who works hard should be compensated accordingly. If an agent is only going to receive 2 or 3 percent commission, it might become a factor that affects how hard an agent is willing to work for the sale. Also if a house is listed for sale at 3 percent commission as opposed to a similar house listed at 6 percent commission, which house do you think a selling agent will be more likely to show? Considering that commission is split between both sides, I think we all know the answer.
Choosing the right program can be tricky. You must weigh out the advantages and disadvantages of each program and take into account the possible consequences that may occur having chosen one program over the other. In order to select the program that will be most beneficial to you, it is crucial that you do some research in order to better understand your options.
