Real Estate Article: Imprtant Advice to Current Seller

It is apparent that the current real estate market favors the buyers. Due to this, it may truly be a difficult time for sellers to sell their home. Currently, my listings sold rate is well above 80%, so I would like to share my experience to serious sellers. I strongly believe that the following advice I am giving you may be very helpful to successfully selling your home:

 

1.  Find an agent with experience and a great understanding of the housing market in your area: In a buyer’s market, it is extremely difficult to sell a home. Find an agent who is experienced in your area and utilize their expertise to successfully help sell your home. The agent must have connections and resources, notice the smallest changes occurring in the market, and know how to handle those changes.

2.  Face reality: Many sellers say that they won’t have enough money to purchase their new home if they don’t sell their property for a certain price. You have to keep in mind that this is solely the seller’s problem and buyers will not take it into account when making their offer. They won’t pay more for your home just because you need the extra money to purchase a new one. 3.  Take every buyer’s offer into careful consideration: Most offers today are fairly low. Don’t automatically be unsatisfied and turn the buyer down. Carefully consider whether the buyers offer is reasonable for the current market. Have your agent give an accurate analysis for the actual market value of your home. You must recognize which buyers are serious and utilize every opportunity to sell your home.

4.  Make it convenient for buyers to visit your home: Make it as easy as possible for buyers to see your home. You cannot request buyers to come during a certain time, or by appointment, etc. Make it as convenient as possible for buyers by providing numerous open houses, give flexible hours…etc.

 

5.  Increase agent’s commission to increase chances: Agents work a lot harder in a buyer’s market. This includes spending more time and money advertising. Raising the amount of commission motivates agents to continue their hard work and also attract other agents to bring buyers to see your home. Recently, many selling agents prioritize homes with commission of 2.5% or more due to the increase of inventory.
