There are many agents who offer the full service program but you must be aware of their system and what it offers. Everyone’s definition of full service is different. Some agents’ idea of full service is to stick a sign in your yard leave a box of flyers and let your house sell on its own. When choosing your agent, it is important to clarify with them the services they will be providing as an agent. There are 30 items in my full service program and the highlighted ones are the items generally not offered by other agents. A high degree of exposure is essential to a successful sale. 2. Provide an accurate analysis of your property’s value.
3. Estimate the net proceeds.
4. Provide you with a prearranged list of helpful tips for showing your property.
5. Within two days of listing your property, I will personally provide “The Seller’s Planner.” This gives you information on my progress with selling your property. It also includes the date of release for advertisements, flyers, the date of the open house, etc.

10. Your property will be posted on my personal web site, www.bobohomes.com (over 130,000 visitors) and also on more than a dozen real estate web sites (ask for current web sites - also offering movie shows).
11. Provide and install “For Sale” signs and a lock box.
12. Promptly notify realtors and potential clients in the area of your property through mass e-mail campaign that reaches over 10,000-60,000 local realtors per area.
13. Provide sellers with “Caution” and “Beware of Dog” signs and “Owner at home” notes for home viewers.
    
14. Place your property in individual and company ads in various brochures and newspapers (currently over 8 sources ). The advertisements are subject to change.
15. Your listing will be advertised on my exclusive weekly summary reports.
16. Keep clients updated with exclusive weekly summary reports and realtor.com traffic reports every Tuesday.
17. Show your property to all prospective buyers.
18. Distribute “Open House” ads and flyers to all members in your community and install over 50+ “Open House” signs (number of signs may vary depending on the layout of your neighborhood).
19. Host “Open House” for the general public to view property (upon request, I allow multiple sessions).
20. Bring all offers and pre-qualified buyers to your attention.
21. Keep you updated and follow up with any information regarding interested buyers and provide you with suggestions and opinions.
22. Thoroughly discuss with you the advantages and disadvantages of each buyer’s offer.
23. Negotiate with the selling agent the terms for the contract to maximize your profits and leverage.
    
24. Open and coordinate Escrow.
25. Prepare for you all of the essential disclosure papers you need to give the buyer.
26. Provide you with contact information to a number of reliable professionals who can assist you with repairs, termite problems, or other issues that will affect the sale of your property.
27. Discuss your property directly with appraisers and provide them with useful comparison information. I will also discuss with inspectors if necessary.
28. Coordinate the final walk through with both you and the buyer.
29. Follow up every single step until close of escrow.
30. During your transaction process, I will do my best to maximize your results in the least stressful manner possible. This is an important time for you and I plan on being there.

COMMISSION DISCLAIMER:
The commission rates for my full service plan includes 6%, 5.5%, 5%, 4.5%, and 4%. You can select the rate that you feel is suitable for you but there are a number of factors you should take into account before deciding. The timing of your transaction and the standard commission rate of the area your property is located. The timing is especially important because it affects the degree of difficulty you will experience when selling a property. In a buyer’s market it is a lot more difficult to sell a property as opposed to a seller’s market. The standard commission rate in your area is also important because it affects the willingness of other agents to work with yours. If your commission rate is 4% while the standard is 5%, this provides little incentive for other agents to work with yours. If your commission rate is 6% while the standard is 5%, this will attract the attention of many other agents. My advice is to select a commission rate slightly above the standard in a specific area in order to maximize your property’s appeal. Also keep in mind that the variability of your commission rate is not the main factor that constitutes how much money you will end up with, it is the final selling price of your property.
